Every Stage Has Options. Let's Find Yours.

🚨

Sheriff's Sale Is Scheduled

You've received a sale date. This feels like the end — but it may not be. A short sale or other strategy may still help address or delay the process. Time matters here.

📅

Inside the Redemption Period

Michigan law gives you a redemption window after the sale. This period is widely misunderstood — you may have more time and options than you realize.

Behind on Payments

If you're behind but haven't received a sale date yet, this is the best time to act. Early options are the most powerful — don't wait.

His presence gave me an assurance that all would be fine… AND IT WAS!! Everything worked to the good of my family. You are truly Detroit's Favorite Realtor."

— Tanya, Detroit  |  Foreclosure avoidance

"Mr. Coleman goes over and beyond the call of duty. He uses the knowledge and wisdom he's gained from his tenure in the industry, and operates with excellence and integrity. He helped me sell 4 properties — including one that had already gone to sheriff's sale, which he was still able to sell on my behalf after the fact. His services are greatly appreciated."

You Have More Options Than You've Been Told.
Here's What They Are.

Most homeowners facing foreclosure in Michigan don't realize how many paths exist — before AND after a sheriff's sale.

Option 1 — The Short Sale: Sell for Less Than You Owe, and Move Forward

A short sale allows you to sell your home for less than the outstanding mortgage balance, with your lender's approval. This avoids a full foreclosure, typically has less impact on your credit, and lets you exit the situation with your dignity intact. I handle the entire short sale process for Michigan homeowners — at no cost to you. My fee comes from the buyer's side of the transaction.

WHO IT'S FOR: Homeowners who owe more than their home is worth and need to sell before or after a sheriff's sale.

Option 2 — Loan Modification: Change the Terms, Keep the Home

If you want to stay in your home, a loan modification may allow you to renegotiate the terms of your mortgage — lower interest rate, extended term, or reduced principal. I can help you understand whether you qualify and connect you with the right resources. While I don't process loan mods directly, I can point you in the right direction during our free review.

WHO IT'S FOR: Homeowners who want to keep their home and can demonstrate a path to resumed payments.

Option 3 — Redemption Period: It's Not Over After the Sheriff's Sale

Michigan law provides a redemption period after a sheriff's sale — typically 6 months for owner-occupied homes. During this window, you may still be able to redeem the property or negotiate a short sale of the redemption rights. Most homeowners don't realize this window exists, or that it can be leveraged strategically. This is one of the most misunderstood areas in Michigan foreclosure law.

WHO IT'S FOR: Homeowners whose property has already gone to sheriff's sale but who are still within the redemption window.

Option 4 — Deed in Lieu of Foreclosure: A Clean Exit

In some situations, voluntarily transferring the deed to your lender in exchange for forgiveness of the mortgage debt can be a viable option. This requires lender approval but can result in fewer long-term credit consequences than a completed foreclosure.

WHO IT'S FOR: Homeowners who cannot sell and do not qualify for other options, but need a clean resolution.

Not sure which option applies to your situation?

Understanding Michigan's Foreclosure Timeline.

Plain language. No legal jargon. So you know exactly where you stand — and what you can still do.

Best Time to Act

Step 1 — Missed Payments

After 1–3 missed payments, your lender will begin contacting you. This is the best time to reach out — the most options are available at this stage.

Act Now

Step 2 — Notice of Default

Your lender files a Notice of Default, which begins the formal foreclosure process. You will receive written notice. Options still exist here — but the clock is moving.

Urgent — Call Now

Step 3 — Sheriff's Sale Scheduled

A sale date is set and published. This feels final — but it is not. A short sale or other intervention can still occur. Contact Ronald L. Coleman immediately.

Still Options

Step 4 — Sheriff's Sale Occurs

The property is sold at public auction. This is NOT your move-out date. Michigan law grants you a redemption period after this event.

Michigan Law May Protect You

Step 5 — Redemption Period (Typically 6 Months)

For most Michigan owner-occupied homes, you have 6 months to redeem the property or negotiate other options. This window is real and widely misunderstood.

Final Stage

Step 6 — Redemption Period Expires

If no action is taken, the new owner can begin eviction proceedings. This is the true end — but you had real options at every step before this.

A Note From Ronald L. Coleman

You're Probably Wondering...

Every unanswered question is a reason someone doesn't pick up the phone. Here are honest answers.

Does this really cost me nothing?

+
Yes. My consultation is 100% free, and if we move forward with a short sale, I am compensated by the buyer's transaction — never by you. You will never receive a bill or invoice from me for any service related to your foreclosure situation.

The sheriff's sale is in two weeks. Is it too late?

+
Not necessarily. Options may still exist even with an imminent sale date. The sooner we talk, the more options we may be able to explore together — but please do not assume it is over. Call me before you give up.

What happens during the free review?

+
We will talk confidentially about your specific situation — your timeline, your mortgage balance, what you want the outcome to be. I will walk you through every option I see and give you my honest assessment. There is no pressure to do anything, and no obligation after our conversation.

Will this hurt my credit even more than foreclosure would?

+
A short sale typically has a less severe and shorter-lasting credit impact than a completed foreclosure. We will discuss exactly what to expect in your specific case during our review. I will not sugarcoat it — but in most cases, the alternatives are better than doing nothing.

I'm embarrassed about my situation. Is this confidential?

+
I treat everything you share with me with strict confidentiality, subject to any applicable legal obligations. I work with homeowners in financial difficulty every day — there is no judgment here, only honest guidance. Your neighbors, employer, and family are not notified through any disclosure from me.

Can you actually stop the sheriff's sale?

+
In some situations, options may exist that could delay or address the process — but every case is different and outcomes cannot be guaranteed. A short sale in progress can sometimes create an opportunity to pause a sale date, depending on your lender, your timeline, and other factors. What I can commit to is being straightforward with you about what may be realistic for your specific situation.

What if I owe much more than my house is worth?

+
This is actually the most common situation I work with — it's exactly what short sales are designed for. Being underwater on your mortgage is not a disqualifier. It may actually make you a stronger candidate for a short sale.

Why are you doing this for free?

+
I am a licensed Michigan real estate agent. When a short sale closes, I receive a commission paid by the buyer's side of the transaction — the same way any real estate agent gets paid. You do not pay me. The lender and buyer fund my compensation. My business is built on helping homeowners who have nowhere else to turn.
